I would look up your state's landlord-tenant law online. 

I love learning as much as I can so any books, online articles, etc that you recommend would be a big benefit to building my knowledge.

They usually want you to put some skin in the game, so you might have to put down 10-30% down payment, depending on the deal and your experience.

You can rent them or buy one online.   

I’m very motivated to learn and would love advice/tips/tricks from other newbies like me who are maybe a little further along, and from veteran investors who have been in the game for a long time!
