The lender Bank was being bought by a larger and needed the non-performing loan off of the books made the deal even sweeter.

I have only been to a couple in Manhattan, but what I found was that the ones I expected to happen did not happen, and then there were two auctions of properties which I had not seen announced anywhere. 

Also, is it a cash out or rate and term refinance?

I did it 2 years ago. rarely get cold called/texted on tons of parcels owned.

@Kadeem Kamal, consolidation from several smaller properties into one larger property is a classic 1031 strategy called a "consolidation exchange". 

A bad deal to one, is a good deal to someone else.
