About 3 months ago the interest rates were 'low' at 5.75%, but the bank wanted the opportunity to reset the interest rates every 5 years (although if I went forward with the deal I was analyzing at the time I would have tried to negotiate the resets away).

After months of searching and negotiation we were able to secured 3 townhouses next to each otherFinancingThe way i structure the deal is pretty simple. each of us would put in an email amount of money for the 25% down payment (yes, i put my own money into the deal as well) the the rest i financing it out through a Commercial bank that I has a relationship with.

You are suggesting a "blanket loan", I have done a few of these.If you are going to do this, you need to negotiate releases otherwise, when you sell one of those properties, the bank will take all of the potential proceeds.Negotiate terms that state when your loan balance is reduced to a certain amount, the lender release some of your collateral.Failure to do this will lock up your properties until the loan is paid off!
