I've hit an investing road block and would like an opinion!

I purchased my home 4 years ago in Montgomery county Pennsylvania. it needed a lot of renovations which took me a year to complete. I have had the itch to find my next property as soon as I finished the renovation. What I'm hoping to find is some opinions on what my next step should be. I believe I have at least 80 thousand in equity, do not want to sell the home but want to buy a rental property. A home I currently like is 2 twins I could buy as a package for 150 thousand. They need some work but are already rented. Any opinions on what others would do in my situation would be much appreciated! I do not have the money to afford 25% down payment on a second home. I also have fears of using hard money lending.
