I will use hard money lender at first as they need rehab, then refinancing with the bank.

At 23 you have plenty of time to pay them off, I would not mess with it too much. 4) That depends on the $$ you have.

@Brandon Walston - Every state has their own landlord / tenant laws, but I think pretty much all of them (or maybe even at the federal level), you must honor the lease that is in place when you buy a tenant occupied property.

To me, this is one of those short-term deals where the actual rehab costs need to closely align with the borrower's estimates, while the execution of the project from beginning to end would require little to no problems or delays for everyone to earn a decent check.

@James SillsPrivate money may be difficult for multifamily because the asset you are repositioning may need seasoning, a period of time to show that income/expenses have stabilized.
