I was going to say hmmm, this is so last March... but you are in the hottest market of the lower 48.They are saying you can't legally back out with an under-appraisal.

I did not rent it out until March of this year.

Annual lease expired on March 31st, and they were given the appropriate amount of advance notice that the lease will not be renewed since I have to sell the house.   

But here's an example: I bought a 2/1.5 foreclosure in March for 70k (appraised for 100k at the time), didn't need any rehab - just major cleaning, rented it for 1,600, HOAs are 585, taxes are 50, insurance is 17, P&I are 300 (80% LTV), so cashflow before maintenance and vacancies is about 650. 

Oceanside, two bedroom and in March the rate was $1,000/month. 

The management agreement says:The term of this Agreement shall be for an initial period of Twelve Months (the initial term), Commencing the 29th day of March 2017 through the 29th day of March 2018 shall be automatically renewed from year to year unless terminated as provided in section 10 herein.And termination section says:TERMINATION1.

I ended up renting it out in early March after listing it for rent for about 2 weeks at $1500/m.

Over there the cost of a meter is way cheaper but you have to get a quote before March 25.

Her caseworkers confirmed with me that they would ensure she is out of the house by the 1st of March but she has had trouble getting a truck to move her stuff.
