Question on Lease Renewal vs Listing

I received indication from current tenants that the they wish to renew the lease but they haven’t signed the renewal document yet. I do not want to miss on new applicants should they not sign it. How should I navigate this? They have been great so it would be great to renew vs going through process of taking new applicants.

Should I still send a notice of non renewal if they do not actually sign an updated lease? Also, do I need to send this notice before putting the home for listing?

Hey Tim,

I usually include a notice deadline when sending out renewals. I.e.: Lease expires 5/31/23..I send a renewal out on 4/1/23 and note that they have until 4/30/23 to reply.

If the renewal/non-renewal is not signed by 4/30/23, the apartment will be placed on the market.
