Thanks for the info. in maine we have added risk and weight of snow and ice. risky add more weight to aging roof. ive done both. but prefer rentals get metal roofs so no build up no replacement for 30-50 years. btw 1 inch ice equals 12 inch fresh snow.

If they do not have any debts and if they have a steady job, they should be more able to pay the rent than someone with a lot of debts and a credit score.

You can do what’s called a non-agency product where they use alternative income sources such as 12 months average bank deposits, or no ratio program or DSC (debt service coverage) or you can do a conventional loan as an investment property and use the net rental income to qualify with.
