For 10+ years I've made most of my income from internet marketing (I've never had a "real" job), and I've done lead generation in some very competitive niches (home security, debt consolidation, etc.). 

Thanks for the info. in maine we have added risk and weight of snow and ice. risky add more weight to aging roof. ive done both. but prefer rentals get metal roofs so no build up no replacement for 30-50 years. btw 1 inch ice equals 12 inch fresh snow.  

If they do not have any debts and if they have a steady job, they should be more able to pay the rent than someone with a lot of debts and a credit score.

Also my main strike has been the steep unheated driveway (I'm guessing it would have sold by now if that hadn't been the case.) 

The comp houses are SFR  just like the main house.

@Joel Fine this is one of the main reasons that I am more inclined to invest in apartment buildings instead of single family homes, town homes, condos or small multi.

When the time comes, dispose of the stuff, either through a local trash pickup or a dump run with your utility trailer.The main thing is to assert your possession of the house as quickly as possible and come through for the next of kin.

You can do what’s called a non-agency product where they use alternative income sources such as 12 months average bank deposits, or no ratio program or DSC (debt service coverage) or you can do a conventional loan as an investment property and use the net rental income to qualify with.
