We have 2 evictions in NY right now for non-payment, 10 months in Queens and 14 months Upstate.

They tried to clean it, unless you left specific instructions on the care I think its normal for people to make a minor error like that cleaning. 

I would love to know how much he has left and how it works out for future deals.

If the LLC isn't set up correctly it opens up a lot of other issues - can be pierced.I don't think there's one right answer, LLC or not, depends on the individual. 

It doesn't matter who is "right" and who is "wrong" because, as is evident from the conversation, the answer to "what is considered multi-family?"

You are likely going to have to spend more time helping your mom and better to enjoy the quality time you have left with your dad.Go through each property and write out what it brings in, expenses, etc and rank them as to the one you want to get rid of first.
