I'm looking to put together a team of individuals who want to learn but don't have to the investment funds. 

I've self-managed mine remotely (4 hours away) for almost a year and a friend is asking that I manage his house located about an hour north of mine. 

I may have to make some friendly threats that I can do things to make the price go up (like get insurance), and hopefully it’ll motivate them to redeem.

I am not involved in this particular market but I have a good friend who owns her personal home near the heart of the movie making district in Atlanta and she says there is huge demand!

I have a few friends that do section 8 and they have had great success with them.

I didn't think the application was very user friendly and there is no number to dial for customer service if you get stuck.

I'm currently in Dallas and have a friend who has 5 rental properties with all Section 8 tenants.

Additionally, even though the individual risk is low, if you happen to have a title claim, it's not something you want to deal with on your own.

It looks like there are a few different ways to find potential partners - joining an investment club, real estate events in your area, other real estate agents, reaching out to property owners and managers you know, friends and family, lenders (hard money, traditional), financial advisors, crowdfunding, targeting your network (which I am sure you have a great one being a real estate agent!)
