There is money to be made otherwise you wouldn’t see people doing these kinds of deals

i dont think you need to drive down there since it is an electronic document now. one day i called trenton and they emailed it to me within 30 minutes.your rents do seem kind of high. 

A lot of people think "I'll save that kind of money when I have big money coming in", when in reality the time that is most important to save most of your money is when you don't have much of it. 

With that kind of money I would find an experienced syndicator and spread the money around in large apartment deals

It's certainly a bit of learning process but it's not complicated, just something you have to incorporate as habit.

I am also trying to get some kind of data on the seasonality or ebb and flow of tenants of  since it's a college town. 

Sounds straight forward but in practice, i am kind of nervous even doing such a thing because of the unknown.

Interesting you talk about solar because I was thinking about incorporating that as well.
