It's easy to find buyers, not easy to find deals - so a good wholesaler is worth their weight, set yourself up for success by communicating your serious intent. 

I would then give them the option to rebook at a later date "at the same rate" but let them know that you are planning on improving the property etc (I would let them know what your improvement intents are).

If you did, did you consult with him on your intentions?  

If you're done with RE and have no further intention of growing, and are just looking for a place to park funds that might be OK but you look like a pretty young guy and you could make the same money create a ton more profit with leverage.

Be intentional with your search and be relentless.
