I have noticed I am the only new member within the past hour or so that hasn't gotten a single response and I seem to have this problem in life also and figure there are some brutally honest people on here that can help. 

Truly honestly sick.  

Now, if it's a portfolio loan and you belly up to the bar honestly with the lender, they may let you buy if you catch up the payments and join on that note with her......they might, but going any other way, with slide by tactics, my thinking is walk away.

(At least in my mid-range markets)4) Honest feedback is difficult to get.  

In fact, I recommend you be honest with the seller about your intentions.  

It sounds like you are fairly new, so if you are investing with financing, be honest with your agent.  

Its the only place I know is the honest answer.

I'm honest in my business dealings and I always do what I say I'll do.

Honestly, owner financing is not something I am not an expert in, so I really can't comment on your strategy, however, I think this is going to be more difficult than you think.As for your REI strategy, I would really take a step back and rethink it.

To be honest, the deal is a bad one.
