I highly recommend that you get clear on these things:1.

My wife and me work in tech, we were considering house-hacking with 2-3-4-plexes, but risk is too high here and reward is too low, Seattle is not landlord friendly and we like to have flexibility.

Market Supply in 2024 remains high compared to the previous years, despite decent sales numbers, which can indicate a fluctuating amount of buyer activity.

Population looks stable, crime rate is good, it had colleges and some tourism, close to major cities.  

Too high of a cost and no workflow management, horrible leadership and customer service, too.

My recent high maintenance guest was an older couple from out of state.

From what I read this is not a good choice investment wise since the prices are really high (~700K).  

I have done my research online and it doesn't seem like the strongest market (population is stagnant, crime rate is not the best, job industry isn't very strong) but I know personal accounts are important as well. 

The price, however, is way too high for me as a wholesaler to even consider as very few investors have that kind of capital.
