Network and learn as much as you can from others, educate yourself, select a market, pick the niche where you want to play, and go for it.

My experience tells me if you project negative cash flow it’s not such an attractive deal and you might be overpaying, unless it’s more of a value play for long term appreciation.

That's how I got into the game, great experience.You might be over thinking this quick closing with cash idea. 

You dont have 1/4" to "play with" on the end on that cabinet.

They have more skin in the game then you do.Make sure you get clear title.
