We currently run, via arbitrage, an Airbnb, which was also our first DIY renovation project.

I've known institutional investors who have basically purchased city blocks over a decade or two for their next "big" development project. 

Also, with the amount of people hunting pre-foreclosures (wholesalers, agents, individuals, funds, etc.) and scooping them up to flip them, I don't see how the supply could outweigh the demand in the near future.

If I was face with your situation, I would pay the shortage upfront now rather than taking a year to pay it month by month in case you will plan to borrow in the near future. 

We did the real estate tour again 3 months ago but with the amount of cash we have, the home we want to build will be about $14k per month so I projected that it would lose money. 

I haven't really heard about investing in the area, haven't found any local realtors or lenders that are "investor friendly," and I'm not sure I have enough equity (or cash) to finance a brrrr (or similar project).
