hi.i might be the fresh out of the sea beginner on BP, but i must say i'm amazed with the amount of info i've sunk in in the last couple of weeks.

Maintenance OH is low but cost is high because we are getting one off work done with full retail price.Also, assuming we have 100 free cash flow after al risk has been baked into that.

Amazingly, this one with a small kitchen make over, some fresh paint and a new bath vanity still brings in $750/mo as opposed to the $815-840 the others bring in.

Would need commercial vinyl throughout, 1/4 drywall  in some areas where there is ugly wood paneling, a landscape fresh up and new paint.

The $20k I got was from a home equity loan at 5.75% on my personal place, $260/month there.So I am cash flowing roughly $800/month from day one.....with repairs ahead of me....I figure with new baths and fresh paint and all little things done, hopefully no roof any time soon, I can raise the rents to 700 each, giving me more like $950/month cash flow.Should I do it?

That's where I'd focus my exterior budget - good gutters, good lighting, fresh paint, and flower pots (or equivalent landscaping) flanking the entry.

Being fresh/new to all this i'm not sure what's "standard" or even if there is such a thing.
