I am grateful that I belong to such a high caliber of investors and I am grateful that we are all parts of the biggerpockets community.I know for sure that forced insurance, late payment penalty etc are all added to the pay off amount.

Have you gotten complaints from other tenants that the smoking impacts their daily lives in a negative way? 

I am concerned on impact on owner neighbors and myself when I decide to sell one of the 3 units in a couple of years maybe.

I'm hoping to buy a fixer-upper and force a little appreciation.

I also like the fact that because I am focusing on distancing myself from Liability I force myself to make it more like a business.  

We also gave them materials on usage habits that would reduce their water consumption.Once the shadow billing was underway, we updated the toilets (1.25 usg UHET), shower heads (1.5usg/min), faucets (new aerators where possible - 1.5usg/min) so the tenants could see the impact of water efficiency measures and know that we were committed to helping them minimise their water consumption.We also replaced the existing laundry machines with HE units - provided by a 3rd party in a revenue share arrangement.  

Competition is brutal for the suppliers so they're forced to keep their margins razor thin leaving little wiggle room for generosity. 

What you do not want is a pet adversely impacting other tenants which is why they work OK in a SFR.Also, what can't be ignored is taking the tenants entire profile into consideration.  

As long as you don't list between Thanksgiving and the end of December, you shouldn't see any appreciable impact.
