Lastly, if you do not want to be a landlord and are not set up for it, the over goal is to keep that part of deal between the seller and tenants.. you should not be dealing with the tenants at all..

Looking in the range of in or around 100K For buy & hold in that price range, you've got two real options (1) using a proven turnkey provider like @Stephen Akindona, @Curt Davis, @Chris Clothier, or @Alex Craig or (2) using an experienced real estate broker like @Tina Sandoval, @James Wachob, or @Dean Harris.You should connect with all of them and see who's a better fit.  

As far as where and all that, a lot of it depends on your own interests and goals.

@Eric P. it sounds like Newark may be your best bet in finding properties that fit into that range that aren't too far from New York City.
