Holy Cow this is a ton of good feedback thanks everyone, kinda relieved in a way (sorry :) ) that I am not the only one who has experienced this. 

As someone who has seen both the upside and downside of real estate investments it is imperative to find someone who is trustworthy, realistic, and experienced when partnering on an investment, be it real estate or something else.

To get to the “trust” point, you (or your partner) must have a proven track record in some sort of investing that can be shared with your potential investors or that some of these investors have already experienced with you and hence know why they can trust you!

Unless you are experienced in both buying real estate and in negotiating your way through difficult deals, I don't recommend going in unrepresented. 

We agreed to use his funds while I use my team (already local) to manage the rehabs and the re-selling of the properties we purchase..If you're experienced in this area, please give me some solid advice on how to go about this, I want to move now!!
