I incorrectly assumed that since we have $50K in cash and a home that is paid for 100%, valued in excess of 75K, that we would be able to get pre approved for a loan of no more that $30-$40K.

I've built fences, adding an egress window come spring thaw to make another legal bedroom, etc. excess is also being saved for another down payment on another property.

Hi Fellow REI-ers,  I'm very new to Real Estate Investing - still at the pre-purchase stage.  

I'm being realistic and I know I'm not going to find a grand slam property at my stage in the process.

So I don't need a company that caters to newbies or requires an excessive amount of initial training.

Point is a checklist is important at this stage of the game.

As an agent there are more details available, but not much that you need at the preliminary stages of your search.
