Owner Financing USA????????

Hi, I'm Australian and I'm  interested in potentially purchasing some land/property in the USA by utilising Owner Financing.  

I'd like to provide some information into my financial position.  I have a secure job with an income that would allow me to purchase land/property and make regular monthly repayments.  I have no outstanding debts but have very little savings behind me due to the inability to save.  I'm the type of person that can commit to repayments, other financial obligations etc.  In fact I've had the ability to save for two holidays in the past two years(both exceeded $15,000) but have always struggled to watch my bank balance build.  I have a reasonable understanding of the pitfalls of owner finance but wondering whether it would suit a person in my situation.  I'm not looking to make a huge profit on my investment but if I could get a similar return on what I invested in, I would be happy. Rather than watch myself waste my money on insignificant/frivolous items I'd be working towards owning land/house which in the end would be an asset.   

Does anyone believe this to be a good idea?

Does land hold value in USA?if so What States would be worth looking at?

If you purchase a Property are you allowed to then rent it out? which would then allow me to make double payments hence paying the property off sooner

If you buy land(acreage) in a remote area, is it easy to sell the land once I've bought it out right or am I likely to be holding on to it for years to come?

I have been thinking about this for a period of time although I'm only at the infancy stage in terms of research.

I'd be looking at the maximum spend of $170,000.  

I hope people can help and look forward to hearing people thoughts.
