Hello Wise BP community,I have checked the rent comps (Rentrange, city-data, Zillow, etc) in the area and the numbers do not add up as suggested by the realtor. 

I suggest also connecting with s local investment group.

When I was there I took many classes in the hotel school and they were excellent.

Personally I have been interested in buy&hold property but I am open to suggestions.

Damage is already done, just get the most rent we can while it becomes a cat home, rather than kick him out and flush money into cleaning..... but what would you suggest to flip the place?

I'd suggest doing some research before wasting a stamp.

Hi Nehemias,Up until a few hours ago I was all excited about partials, as my perception of them was shaped by the wow factor, that this is a great method of investing in notes for those like you & me who have little capital.However after reading this excellent thought provoking & pre-warning article by veteran note investor Lorelei Stevens, has prompted to have a  very serious rethink.If anyone reading this has addressed all the issues in the above article?

I usually highly suggest them getting renters insurance but if they want to take the risk that's up to them.
