What has been your most successful marketing piece when targeting a specific neighborhood to purchase homes?

I'll keep my ears to the ground, and it would be nice to connect with investors in the area such as yourself.  

No need to seam at every room because you will only be replacing individual pieces when needed.

2 weeksThat's from the movie Money Pit - you will not get an answer to your question that will encompass every flip, it all depends on what you do and how much you do, I'm a General Contractor and i can give you at least 20 different prices for the same project -  lets say, a bathroom ( most common reno ) -size of bath -  what tub, (steel, cast iron, fiberglass) - or is the bath just a shower, (fiberglass, ceramic tile, marble, are there accent pieces ?)

Long story short, our lender approved our loan and during the 6 weeks we gave the tenant to find a home, my wife’s broker’s dad heard about our deal and approached her to see if he could get a piece of it somehow.

As a rookie reading some of Brandon’s books, one piece of advice is to not have the tenant get used to you knocking on their door for rent which definitely is something I’d want to avoid as well.

What I'm trying to say is you need to have eyes and ears on the ground. :) If I were you I wouldn't focus to much on the cash flow.

In order to make money from your DM campaign you'll need to send out hundreds or even thousands of marketing pieces a month; building a list this size on your own would be pretty labor heavy.
