Now here comes my issue I have 2-3 clients/ family friends that want to partner with me, they would put all the capital required to do a flip.

It's easy to get excited about potential, patience is definitely key.I believe the property is bank owned, but getting ahold of that bank has proven to be more difficult than anticipated.

I'm an agent and need to manage my current clients, new leads, etc. and I'd like to have drip email marketing.  

That is, unless the seller is also a client that they have a listing with for the property.

When you give someone an inch, it's very difficult to take it back.

When things are good people tend to be fine with that but if things go wrong or difficult decisions need to be made on what happens with an investment you need to go back to your signed paperwork on options.   

With a difficult tenant, we require 24 hr notice, I take a notice with me and if they refuse to let me in I hand them the next notice.
