I'm having a difficult time finding the correct information online regarding the legality of room rentals in my area.

We know it could unlock our ability to buy a lot more properties, a lot sooner, and with greater ease, because we could completely avoid the limitations and lending criteria of banks.But we also tend to believe that Seller Financing is rare and hard to find (especially in a competitive Seller’s market), or that it’s difficult to negotiate even if you can find it.That may just be a limiting belief, however.

This isn't to say you cannot find a BRRRR in these neighborhoods but it will be much more difficult and likely require off-market deal flow. 

Depending on what state or city you are in it could be difficult or impossible.........and if they are not paying rent why would they leave?

- It is difficult to even get the cosmetics of the apartment done? 

However, it is difficult for us to analyze any future investment's value since we don't know where we will be stationed next. 

@Wayne Clark it's very difficult to purchase something using conventional financing and have it be a "true" BRRRR where you get all your capital back out.  

If the zoning needs to be changed, that can be a lengthy process and also difficult.

In many areas of the state today, it is difficult to get Homeowners insurance coverage and the prices are rising rapidly.Just got my Insurance bill and it was not pretty. 

Obviously for our age group its difficult to find friends who are like minded on investing in real estate.
