I thought of getting a CCIM designation but what stopped me is that I would need 20 deals or so in Commercial to become  CCIM certfied ( at least that is what I read 1 year ago ) -     Anyway I will keep on investigating on search for commercial properties.

(I'm sure someone will chime in with "you're asking for your home to be ruined" but I lived with 5 SDSU football players and not a thing went south).5) If students DID cause damage, security deposit will cover just about everything. 6) Usually, Financial aid or parents pay for rent, which means you don't have to be worried about not getting your monthly paycheck ;). 7) Lastly, I plan to fix it up in those 2-3 years that will attract the slightly more responsible tenant. 

Are you in a location that will attract another good renter easily or will you face a long vacancy if the current renters move out?

Also, I think the most attractive part to this deal is that the rents are severely under market value and with a profit maximization strategy put in place to market value would increase the net income to about 40-45k/year.

5) Did you have to do a design review on this project? 

We buy and dozens to hundreds of properties per month and have done so since the late ‘90s.Around 2005 I had a SQL relational database custom designed by some bright local guys to the tune of about $300K to ease the processing pain my staff was experiencing.

If the house and neighborhood passes those tests, I know it will attract good tenants.
