Is the building free standing or in a row of commercial buildings, a residence will need windows.It's common to use a property zoned at a lower concentration/ use, doesn't mean you won't need to meet residential standards for a conversion.Might consider turning it into storage for other businesses, storage of files, small inventories, furniture.You first need to assess the market, if this is somewhere like Enid, I'd say you have a problem, knowing the town wouldn't hurt.
