David,Having written, clearly defined Rental Criteria for our properties makes these situations easier.Minimum credit scores, no evictionsI recommend that you develop a clear list of qualifications and make sure they comply with fair housing laws.This way when their current lease expires, you have defined what it takes to qualify for your properties.Hope this helps.
