Commercial lease contracts for small business's

I am currently in the process of purchasing my first commercial property in a rural town of central MN. With potential of four different units to be leased out to small business's and possibly an apartment, I am looking for more information on nessecary steps to a solid yet attractive contract...

My main questions are these...

1.) Are there reliable resources (outside of BP) that can help me find a commercial lease or what a quality contract consists of?

2.) Are there any sources on how to make a contract and/or building more appealing to business start-ups?

3.) Can the landlord use the same contract for two different business's?

Maybe I'm overlooking whats here on BP or overthinking what goes into commercial contracts...

Being that I have stumbled onto this possible commercial deal and have only dealt with single family properties, I would greatly appreciate ANY feedback on places to look or past experiences!
