Of course, there are several factors that play into this:How much money do you actually have to put into the deal?  

Everything I seem to find is very high level about how to raise capital, how to find a deal, how to get your first deal, etc. but I cannot find anything that does a deep dive on real estate investing systems and structuring!

How did you find the deal?

Using the equity in your home via a heloc/2nd mortgage is an option, but your home will be at risk if your deal goes sideways and youre unable to make the payments.

That being said, if it makes the deal make sense I'm definitely willing to take this on.

What matters is how the deal is structured in reality, not what it is called.

I'm not worried about finding the next deal or anything and as far as management goes, Florida doesn't require any license for self managing.
