I’ve thought about a million different models but the truth is even if they make sense in theory I’ve come to the conclusion they may be too convoluted to explain, so I will try to keep getting 2.5-3% and if I have to cut commission to gets deals done I’ll do that as well, but I think paying some percentage to sell a home is probably here to stay just possibly at a lower sometimes.

I would not pay above appraised value for an investment property unless I knew it had some competitive edge that would increase its value considerably (ie. it was a subdividable lot or allowed for other uses that enhanced value that were taken into consideration).

I don't think I immediately need cash, and even I do cash out refinance and get some cash back, I dont' know if it makes sense to get a larger loan amount and higher monthly payments. 3. does amount of down payment matter if I end up doing/not doing cash out refinance?

I think the end result is the same, but more work with new leases every year.Section 8 leases do not allow the 3 months up front payment approach.

Our Lease Contract doesn't currently say that all payments will be applied to non-rent charges first, oldest to newest, but it also doesn't say anything about how we may allocate the payments tenants make to us.
