But, when investing with two people, it is better to do that via limited liability entity with an operating agreement so that it clearly is written what happens when someone wants out and stuff. 2) Looks Like your LLC is pretty straightforward, so you can actually do it yourself or via lease zoom, and it can always be revised once you have few properties and get more complicated with other members.

@Jim Adrian I guess it just depends on which internet site you choose as I found a few that definitely push vinyl over aluminum.That second link even says Vinyl comes with UV stabilizers that work to keep sunlight from breaking down materialhttps://www.stanekwindows.com/vinyl-vs-aluminum-wi...I just see info that aluminum frames are prone to corrosion, cost more, and act like radiators.

@Ray Realdine I will offer another reason you should think about altering your process.One of my best tenant, a retired school teacher did not apply on Cozy because she did not feel comfortable with entering her social on that site.
