It is fair and reasonable to have the hoods/vents/ducts cleaned every 6 months and have the filters changed in those systems quarterly or weekly depending on the type of cooking and if they are baffle or mesh filters.

They can always put a throw rug down for color/softness.As far as vinyl over wooden subfloors, I have several rentals with vinyl planks over wood and haven't had a problem with separation.

I have columns for obvious things like:Name - Where from - Reason for stay - Dates - Which property - Gross $ Amt - Net $ Amt -I color code the $ amounts so I can see at a glance which hosting platform is making me how much.You will need to tweak the spreadsheet to suit your needs.....Hope this helps.

So I called some local HVAC vendors and asked for them to quote me on separating each ducts and every one of the HVAC vendors mentioned that they must remove the old furnace in order to separate the ducts.

Your tenant might want to package his trash differently for the intruder's personal enjoyment...maybe duct taping all the bags closed, maybe spray the bags with WD40 so the poor sap doesn't get that sack ripping burn, or a gift tag on every bag saying "I see you."
