IMHO the option contract and escrowed deed is the cleanest and fail safest.My experience with reviewing several cases indicate that its the latter that bring litigation, typically from heirs that challenge the circumstances of inception.

Basically the start of building a type 1 civilization.

There is similar landlord litigation making it's way through other courts nationally, since NY and elsewhere have really strict rules as well.

If you are subdividing you will have to have a civil engineer draw up your map, and you will need to do everything required to get the map approved and through the process of subdividing.

Some may be better than actual real estate agents I'm sure, but you also want to make sure you CYA(cover your @**) if there were ever disputes or litigation.

Your ownership interest could at least be compromised to the extent of requiring litigation.
