But at least you'll get a sense of how much she cares about these "issues" she brought up.If she ends up staying, I'd document the fact that she told you she already has lung disease so she doesn't try to later claim it was from some condition in the home that caused it and sue you.

So at the end of the day read the docs carefully, ask some questions and ask the sponsor to give you the names of a few people that have invested with them and ask what their opinion is.

At first glance it looks like the numbers could work, those unknown tax and insurance values are going to be important as well as deferred maintenance that needs to be taken care of.

Interesting, my insurer (Farmers) didn't seem to care that I was renting to students, I informed them after the fact because I read some stuff on BP that some insurers have a problem with it.

im fairly sure yoh can change locks on a tenant that isnt paying. thats how storage units end up auctioning off units. just be careful if thats your path as the garage is right next to your primary residence. if its not a large sun, i would change locks and tell him he can have everything back when he comes with someone to clean out the garage.
