I've owned homes, condos, mobile home park, land lots, and only recently the past 2 years been flipping single family homes.

As a result my firm expanded into the Self Storage and mobile home park arenas.

A part of me understands the low risk tolerance someone like my mom would have and I don’t want to ruin what my dad had already built financially for my mom/our family since I have no real estate experience, but the other part feels that it would wasteful to see my mom burn through what she has left without preserving/creating more wealth with what my dad had already started. 

The best types of used mobile homes are ones that are bought from long-term homeowners who are upgrading. 

I am not going to book a flight, take time off work and get burned by a dictator governor.

Most wholesalers are getting burned as much as they burn right now because they don't do vetting and get all excited for high "cash" offers only to find out the names didn't even match on the POF.

Can you parcel it and put a mobile home?

I've seen some of my clients get burned this way.

In general, mobile home parks follow the same "risk vs. reward" metrics as all real estate.
