After building some rapport, listening to the owner, and utilizing some of the skills mentioned in the podcast, we were able to uncover what he really wanted which was: to not bother tenants, avoid capital gain tax and an easy transaction.

The big "why bother?" 

I would not even bother having a conversation.

Sometimes it makes a difference on if we bother putting one in or not.

It's typically frustrating when people comment on something, which has nothing to do with the original post, since they hadn't bothered to read or watch what was presented.

I'm looking to buy your occupied rental no one else is bothering with."

The answer "nothing much, we only had water coming out of the medicine cabinet, we just didn't want to bother you since it's no big deal".I had triplexes where I had pest problems.

Great equity in this because the owner did not want to be bothered with the property anymore How did you find this deal and how did you negotiate it?

@Brett Elia @Jay Hinrichs Sorry if I repeat anything that has already been said, but didn't bother reading much after your first few comments, because this happens with the "big boy wholesalers" in San Antonio as well.  

Otherwise why bother having a lease agreement?
