Average rent $7701 bed / 1 bath...

@and@Justin@Andrey Y. average cash flow is $1500/property and that includes being able to live in the nicest 4 bed for free so it's really higher but that's how I keep track on my spreadsheets. 

I am thinking SFH, 3 or more Bed 2 or More Bath.

Mine is slightly bigger and 4 beds however we are finding it rents well and quick.

For example, most 1-bed apartments (and not even the nice stuff) in Class A and Class B areas of Boston are around the $1900 per month mark.

There was a 3 bed/2 bath unit and a 2 bed/1 bath unit. 

We then narrow down requests for our Realtor, such as Clearwater, 3 bed/2 bath/2 car garage houses, built in 2005 onward, that will rent at $1300 a month, which will be priced below $165,000 or so.  

After putting the kids to bed and spending a little time with my wife, I'm usually up until around 1am working on things that need to be done for my properties and personal projects. 

It's  a 1120 sq ft town house 2 bed 2 bath in a great area where I live Built in 2003.

We have a 30 yr Conventional at 5.5% on a single bed condo unit that we rehabbed, rents at 1100 and have cash flowing 380/month (before capex-not sure how to calculate because HOA covers roof and hot water heater, we'd be on the hook for heat/ac unit).
