This actually gives you potentially unlimited buying power.If you have 75k, you have a choice of spending it as 3 20%'s of purchase, with each property worth 125k, or you can use it on one 100k property that costs 75k. 1) Spend it on 3 properties, and the cash is gone...never to be seen again unless you flip the property...which means no more cash flow.

If all three of those are correct then the question is a lifestyle choice: do you want to do renovations before you have kids or after you have had kids.You will most likely not be able to time the market, but you do have some control over when to have kids and when you want to do renovations.To be clear, my comments are about buying a HOME, not necessarily an investment.
