And since I also work at a restaurant, which most of my wages are under the table and do not appear on any W2, they cant take my word for it.I am wondering if there is any other means of obtaining a loan that will work with me and my current finance situation, without getting to creative.

I have called everyone* that appears to be selling an investment type property or renting a property in the paper.What I always get are people who get it (REI and wholesaling in general) a little, but they are a company that holds several apartment buildings, and nothing smaller than maybe a 20 unit.OR, I get people that have a handful or 1 SFH rental, who do not get it at all.

How you hold isn't going to impact your taxes (generally) and may make your tax filing more complex, and seller financing is going to make it complex enough.If I were starting out now I "might" set up LLCs and use one LLC for every 3 properties, but I might just do it the way I've always done it.Good luck and welcome aboard.Depending on your state law you may find that outright sales, with low down and easy qualifying, are easier to do than L/Ps.all cash
