I apologize if my post isn't suitable for the forum.

The inspector, who was very confrontational a moment earlier, smiled at me, apologized for inconveniencing me, quickly packed up and left.

my deepest apologies I have done business with clients all over the world and that was defiantly a mistake to take that leap.. 1/2 of my personal investor base is of Asian decent or living in southeast Asia.. so again deeply apologize and did not mean to offend. 

Now granted, I'm sure my situation and my properties are significantly different from yours, but the same maintenance principle that holds up in medicine holds up in landlording, just like you, your house needs a poorly paid primary care physician first to direct the flow of expensive specialists afterwards, and the better the primary care physician the more money you'll save in care costs.I apologize for the rambling but I'm in a hurry.

This may have been answered many times so I apologize for not searching more thoroughly, but I could really use some help answering this question. 

It may not have been what you wanted to hear, but you have been warned.Well I do apologize if I was blunt.. however there is this company called Morris invest.. you should check out the threads.and from day one I called BS on this company and guy.. and went on for hundreds of posts.. me repeating the risk these folks were taking and the investors thinking I was just nuts .. well here we are 2 years later over 400 investor going to lose a little to everything.. some their entire lifes savings..

@Joey Nakayama I apologize for any confusion to what you said about the 4.5% but how does that differ from the ROI I am getting when I run the numbers cause rent depending, the ROI is coming back at 30% 

I understand this is a long reply, I apologize, however; I wanted to give an insight into one of my properties and different ways an investor can be creative with rents and rental packages to not only increase their monthly cash flow but also to increase their properties value and ultimately your equity and ability to keep investing. 

(The tenant did actually throw something at my partner, but she missed by a mile and we didn't want to see her get in actual legal trouble.)She sends long messages to the PM that often start with complaints/threats, turn to apology and desire to make things right, then go back to threats, all in  the same text/email.
