 I would like to know, is there a phone script either through/on bigger pockets, online, or somewhere you can suggest, that I can use to negotiate a deal with a motivated seller to be able to get a contract if so I'd appreciate it thanks?

Would the contractor need to visit the house or do contractors give general estimates over the phone?

I would say they should limit accounts to 1 per phone number or ip address but I suppose professional trolls would get past that. 

You can also do much of the business through phone calls and email. 

Get a phone number for company and ask if you can contact the property owner for a reference.

One can learn a lot by phone.

Take a look around on the tax section for a few CPAs, have a phone call with a couple, and pick one that meets your needs.
