I'm still not following what you're saying about where the list service obtains the "current market value" of the home.

The only reason they shed tears and beg to stay is because you are probably renting to them well below market and it is in their best interest to stay put as long as they can.Did you sign a lease?

I think you need to start looking at other markets to buy assets in, or look to buy and sell assets in NJ for equity.Gino

What we are pointing out is that this is a view of the market that changes constantly.

I would also keep the current property you have an maybe look into how you can utilize your equity (HELOC-make sure you connect with a lender about what this will look like for you) to buy additional properties. 

And basically anything that rings a bell would be helpful.The reason i am asking about this is i am trying to understand if there is a market need (pain) to make revenue streams more predictable and to insure away such risks.

Is this purely a market appreciation deal that you're meant to hold onto 10+ yrs for it to make sense on paper?
