The builder says it is fixed (the builder patched the roof, replaced a tile, dried the walls using fan), but the leak detection test still identified elevated moisture levels in the walls and they couldn't pinpoint the source of the leak (There was no leaks in the pipes)So now someone else gets this solid opportunity, while you continue to search a more limited pool of opportunities than that someone else.

Many people are still moving here and property values have continued to appreciate and are projected to continue rising in the future.  

Either way I am in Farmington Hills and would love to talk real estate anytime.

RInse and repeat.Its a grind but the good news is once you gain traction you can hire a VA to make the calls so you can talk to the hand raisers.

If you know the owners who did it, talk to them and find out the process and what they needed to do.

Then you have one's that you can force appreciation / value-add, and also the ones in the neighborhoods that will simply continue to naturally appreciate with your regular maintenance.

I found this deal by driving around and talking to lots of people.

Talk to a few different lenders.

Hopefully that appreciation continues.
