Hi,General question about prospective tenant screening for commercial space: If a new applicant comes in, and their business doesn't really have enough history to have a good background picture (e.g. new biz), is using a tenant screening service you'd normally use for regular rental screening a legitimate way to go?

You can get a company that specializes in credit restoration to negotiate for you, I have found law firms seem to have more leverage.Taken excel spread sheet and put down what the time lines are for each issue so you have a picture of which one of your issues needs to be resolved first.

(lower spread, lower conversion.)Moral of the story... both leads hold their place, but probates should definitely be a big focus, and a beginning focus, along with perfecting your systems and your actual DM piece.Here's a ROUGH breakdown of the last 6 months of deals comparing the 2 lead sources (just to give you an idea):Probate:Mailing 4,000 leads/month (6 months) (total mailed 24,000)-12-14 deals (240 leads roughly)-average assignment: $17,500 (our sales team is top tier)Absentee:Mailing 40,000 leads/month (6 months) (total mailed 240,000)-70-80 deals (thousands of leads...2400+)-average assignment: $9,500These are again, rough numbers, but paint the picture with the KPIs that I was able to track...Let me know if there's any questions, I feel as if this topic is very under discussed and I would like to spread some of what I have learned.

Although as some posted about the glitz and glamour  IE the expensive car's picture in front of some jet.. etc etc.. the one who really brought this type of marketing was Dave Del Dotto if you remember him on the beach in Honolulu surrounded by bikini clad babes pitching his program.Well Dave went on to be a very successful Vintner in the Napa valley he owned a winery right across the street from my home I have talked at length with him about the good ole days.. !!
