Originally, it was created for travel nurses and while their audience has grown, the 1/1 and 2/1 units have the most demand on FF.

Spending $40k on legal fees to obtain possession of a home from a “aggressive” debtor is not uncommon.  

So if you can find a good property and lock it up with a wholesale agreement you will be able to find an investor who will either pay you a wholesale fee or, JV with you on the deal. 

If they want to pay ahead or pay a late fee; they have to make 2 or more payments on their side.  

Option the property for a fee for a certain amount of time, and sell the option for a price greater than the option fee.  

The issue is 100% the security deposit/move in fee.

At closing you normally can split the assignment fee between wholesalers.
