I know nothing about this type of investing but I will tell you about circa 2011 I had the privilege of having dinner with a very well known popular investing financial expert and this person said that the rich invest in timber. 

Grow the area if needed but always be the expert.

That's what we do, and we've become experts at it.And yet, regardless of which advertising method you go with, always remember that successful marketing always comes down to three main things:1) knowing what you want,2) having a great reason for wanting it,3) and then letting everyone know both of those!

I am definitely not an expert but have made enough mistakes and know just enough to be dangerous.

@Katherine Lankford, overall Georgia is a great place to invest in multifamily (good demographic trends, business friendly, etc.). and as @Ryan Beasley and @Eva Oliver alluded to, there are lots of small, good markets scattered around the state.While I own a lot of multifamily, I am not a student housing expert. 

If so, you really need to research this further before proceeding and contact a local termite expert.

But I'm not enough of an expert on this to say for sure. 

Indy, Milwaukee, Memphis or any other 2nd or 3rd tier city with diverse employment.Pick one and spend a month looking at everything on sale there to get a feel for where and what you want to invest in.Then spend another month becoming an expert in your selected market, again by looking at absolutely everything.After two months you'll know a deal when you see one.

Given the context, where there are two different prices for different seller warrantee (or lack thereof) you really need a legal expert.
