I just bought 3 packages of stainless appliances (fridge, microwave, stove, and dishwasher) from Best Buy last weekend for $1,596 They go on sale every few months and I try to stock up when I can.

We advertised it as a rental/lease-option the first week of January and just agreed with a tenant/buyer this weekend on the lease-option price/terms.

Then again theres always weekends, but you dont always want to wait until the weekend to jump on a good deal as it may be gone by then.

As mentioned, you would have to complain and there is always Christmas!

I would look for the next few weekends in those areas.

At nights and weekend the area has had gang killings, drugs, etc.

I was hoping he might be motivated since he just moved out of state, but even if he is motivated and I could buy it for $5k I dont think I would after the better deals I found this weekend :)

This weekend I plan to farm certain low-end areas for vacant properties, do my due diligence, and make offers.
