I have been saving since I was 14 years old, and I am on Track to buy my first Duplex (house hack) while still being a senior in high school with my Parents cosign, I turn 18 In a few months.

(I also do all of the advertising, tours/viewings, communications resulting from the advertising, but once all of the rooms are rented, and I am purely managing, how are property managing hours discerned, I suppose that's my question here.)

I am completely new to BiggerPockets. 20yo, got my real estate license in TX about a month ago and I began interviewing with different brokers but haven’t really quite found my fit.

it was a one of a kind car wash at the time and I think that helped with a high appraisal. at time of the lower appraisal the owners were using as an umbrella company and showing  -$80,000 a year in income. we spent a little bit over half a million to replace and renovate all the equipment and customer lobby all in all. check it out on google, Cache car wash express and detail in Logan utah! 

I am a travel nurse but have been saving up to start REI in the Milwaukee area (where my husband and I plan to eventually settle down).

It is a small point and I don't think it will make much difference wither way.
